private house - solihull

architecture:nw was originally engaged by the clients to assess another house they were looking to buy and potentially extend, our report showed that the site was probably not the right choice, and the clients subsequently continued their search taking into account our advice in the report.  architecture:nw were appointed in 2021 for this site after reviewing several possible other sites understanding that the existing house could be developed and would enable the adaptation and extension required for their family needs.

The single-storey two-bedroom bungalow is being developed into a a two-storey residence.  The emphasis on the development is towards the rear and the secluded large gardens, whereas the front development is more subdued with a rearrangement of the roofs including new dormers but otherwise is a restrained new statement of the redeveloped property.

The project includes the central section of the house being extended to the rear and with a new three-bedroom first-floor development including a master suite with a balcony.  Two single-storey extensions to the side sections provide guest bedrooms, a study and further accommodation.  The ground floor develops the additional accommodation to include a self-contained two-bedroom annexe, a guest bedroom suite, and an enlarged kitchen/diner/living room additional to the principal living room and orientated to appreciate the rear garden.

The new external finishes of black brick, black timber cladding and white render are complimented by black grey fenestration and ZInc dormer and window details.

A subsequent resubmission changed the timber to black brick and the pantile roof was changed to a grey tile/. The first-floor accommodation was tweaked to omit the balcony, increasing the bedroom accommodation but retaining a Juliette balcony overlooking the secluded rear gardens.

The technical information was completed by CoARC, and the project started on-site in 2023 with completion in early 2024.
